This page sets out the terms on which Demara works with you, and how it handles your personal data: what is collected, why, who it is shared with, how long it is kept, and the rights you hold over it.

Terms of engagement

These terms explain what Demara does, what it does not do, and the basis on which it works with you. By using the assessment or contacting Demara, you accept them.

  • Demara is an introduction service, not a broker. It does not sell property, represent any transaction, hold deposits, or act as a broker or agent in any jurisdiction.
  • You pay Demara nothing. There is no fee to complete the assessment, receive your buyer file, be introduced to a developer, or review an offer.
  • Introductions happen only with your explicit permission. Your details are shared with a named developer or brokerage only after you approve that specific introduction.
  • Demara does not give financial, legal, or tax advice. Information provided is general and intended to help you ask better questions. Decisions, contracts, and payments are made directly between you and the developer or your own advisers.
  • Demara does not guarantee outcomes. It cannot promise availability, pricing, returns, handover dates, or that any particular property or developer will suit you. Those depend on the market and the developer.
  • The relationship is non-exclusive. You are free to work with other parties at any time, and Demara works with many buyers and developers.
  • Contacting Demara directly counts as agreement. Whether you complete the assessment or reach out by WhatsApp, email, or any other channel, getting in touch means you accept these terms and agree to Demara holding your details and contacting you about your enquiry.

Privacy Notice

01Who is responsible for your data

Demara is an independent property introduction service for international buyers entering the UAE off-plan market. The business trades as Demara Estate and operates through Malaf AlMushtary Real Estate Management Company Limited, a company registered in Jordan and operating in the United Arab Emirates. This entity is the data controller responsible for your personal data.

Demara is not a broker, a seller, or a property company. It does not transact on your behalf, hold deposits, or take commission from buyers. Its role is to understand what you are looking for and, only with your explicit permission, introduce you to a selected UAE property company that handles the sale directly.

Because Demara makes introductions rather than sales, the personal data it holds is limited to what is needed to understand your requirements and connect you with the right party, with your consent, at the right time.

02Your EU and UK representative

For individuals located in the European Economic Area or the United Kingdom, Demara has appointed DataRep as its representative under Article 27 of the EU GDPR and the UK GDPR. You may raise any data matter through DataRep directly:

  • Online: datarep.com/data-request — select "Demara" from the list
  • By post: DataRep, The Cube, Monahan Road, Cork T12 H1XY, Ireland

Buyers in the United States, Canada, and elsewhere are not covered by this representative arrangement, but hold equivalent rights under their own laws and can exercise them directly with Demara at any time (see Section 09).

03What is collected

Demara only holds what you choose to provide, typically through the buyer assessment or a direct message. In practice, this means:

  • Your name
  • Your mobile number (used for WhatsApp)
  • Your email address
  • Your country of residence
  • Your property preferences — budget, location, type, timeline, and intent
  • The answers you give in the assessment and the content of your conversation with us

No special category data is collected. The website runs no analytics, tracking pixels, or third-party advertising trackers.

04Why it is held, and on what legal basis

Demara relies on two separate legal bases, depending on the activity:

  • Legitimate interest — to build and hold your buyer file from the assessment you complete, and to keep a basic record of enquiries for compliance and dispute resolution. You may object to this at any time.
  • Your explicit consent — for each individual introduction to a developer or brokerage. Fresh consent is requested every time, naming the specific party, before anything is shared. Consent can be withdrawn at any point, and your data will be deleted on request.

05Who it is shared with

Your data is never sold, and never shared for marketing or advertising.

Your name and contact details are shared with a UAE property company or licensed brokerage only after you give explicit permission for that named party, in connection with a specific property you are interested in.

In practice: before any introduction, Demara asks a direct question — "May I share your details with [Company Name] for this enquiry?" — and proceeds only once you say yes.

Data may also be processed by the service providers that run Demara's email, customer-relationship management (CRM), and hosting, strictly on Demara's behalf and under appropriate data-processing agreements.

06WhatsApp and email

WhatsApp, operated by Meta Platforms Ireland Limited, is a primary channel for reaching Demara. Anything you share through WhatsApp — messages, media, contact details — is also subject to Meta's own privacy practices and may be processed or stored outside the European Economic Area. By contacting Demara on WhatsApp, you accept Meta's role in handling that exchange.

07Where your data is processed

Your data may be processed in the regions where Demara operates — principally Jordan and the United Arab Emirates — and wherever its service providers operate, including Meta, Demara's email and CRM providers, and its hosting provider.

Where data moves outside the European Economic Area, it is protected by appropriate safeguards, including, where applicable, Standard Contractual Clauses approved by the European Commission.

08How long it is kept

Your information is held for twelve months from the last meaningful contact with you, after which it is deleted or anonymised. You can ask for earlier deletion at any time — see Section 09.

09Your rights

Wherever you are based — including the EU, UK, United States, Canada, and the GCC — you have the right to:

  • Access the personal data held about you
  • Correct anything inaccurate or incomplete
  • Delete your data — the "right to be forgotten"
  • Object to processing, or ask for it to be restricted
  • Withdraw consent at any time, where processing relies on it
  • Receive your data in a structured, machine-readable format

The fastest route: email info@demaraestate.com with the word "DELETE". Requests are actioned within 30 days. EU and UK residents may also use the representative in Section 02.

10Raising a concern

If you believe your data has been mishandled, you have the right to complain to your local data protection authority — for example:

  • EU / EEA: your national data protection authority
  • United Kingdom: the Information Commissioner's Office (ico.org.uk)
  • United States: your state Attorney General, or the Federal Trade Commission (ftc.gov). Residents of California, Virginia, Colorado, and other states with privacy laws hold specific rights, including the right to know what data is held and to request its deletion.
  • Canada: the Office of the Privacy Commissioner of Canada (priv.gc.ca)
  • United Arab Emirates: the UAE Data Office
  • Jordan: the Personal Data Protection Unit, Ministry of Digital Economy and Entrepreneurship

We would always prefer you raise it with us first, so we can put it right directly.

11Cookies and tracking

This website uses no cookies, no analytics, no advertising trackers, and no third-party scripts that collect personal data. The only external resources loaded are typefaces from Google Fonts.

12Updates to this notice

This notice may be updated from time to time as the business or the law evolves. Where a change is material and your contact details allow, you will be told directly.
